Probate realtors for executors

When the estate includes real estate that needs to be sold. A probate-experienced realtor (often CPRES-certified) understands court timelines, occupant issues, and how to price homes that haven't been updated in decades.

What to look for

  • CPRES (Certified Probate Real Estate Specialist) designation is a useful — though not required — signal.
  • Closed at least 5–10 probate transactions in your county.
  • Comfortable coordinating with the attorney and the court calendar.
  • Has trades-people they trust for clean-out, light repairs, and staging.

Questions to ask

  • How many probate sales have you closed?
  • Are there court approvals or notice periods that affect our timing?
  • Do you recommend selling as-is or with light updates?
  • How do you handle pricing when there hasn't been a recent appraisal?
